Appraiser Selection - Rules

The system begins by filtering out appraisers based on the rules set in the 'Appraiser Selection - Rules' settings. Next, the ‘Appraiser Selection – Weightage’ criteria are applied to the remaining pool of eligible appraisers. If there are still multiple appraisers remaining, the system will prioritize them based on the ‘Appraiser Selection - Sort Order’. 

Auto-assign orders to appraisers based on status:  

This option will restrict auto-assignment to only include appraisers that are on the selected status panel for the client that placed the order 

  • To configure this setting enable the setting “Only use appraisers with following statuses” 
  • From the drop-down select a an appraiser status

Limit assignment to appraisers based on radius 

Automatic assignment can be configured to prevent assignment to the appraisers that are beyond a specified radius from the subject property. To enable the configuration: 

  • Turn on the setting “Do not use appraisers beyond a [  ] mile radius from the subject property” 
  • Add a numeric value (in miles) to define a radius. Only appraisers within the specified radius limit will be considered for auto-assignment

Assign to appraisers based on the zip code 

Auto-assignment on orders can also be configured to only assign appraisers based 

Restrict selection to only include those appraisers who cover the zip code where the subject property resides.

Restrict assignment based on active orders 

The setting ensures that appraisers who are already handling a high number of active orders are not assigned additional work, preventing overloading and ensuring timely delivery of appraisals. 

  • Enable the setting “Do not select appraisers with [  ] or more active orders” and specify a number, once the orders for an appraiser reaches the specified number, they will be excluded from automatic assignment.

Restrict assignment based on appraiser rating 

Restrict selection to only include appraisers with the selected rating for the last twelve months. (It is not recommended to enable this setting if you have not processed enough orders or have never assigned a rating when reviewing orders) 

  • Turn on the option “Appraiser rating should be greater than or equal to [  ]” and from the drop-down select a value

Auto assign orders to appraisers with an active state license 

When this setting is enabled, the assignment is confined to appraisers with an active license in the state of the subject property 

  • Only use appraisers with an active license in the state where the subject property resides

Prevent assignment when appraiser reaches maximum order capacity 

This option prevents appraisers from being added to the automatic assignment queue when their order capacity is reached. Order Capacity is the maximum number of orders that can be processed by any appraiser at any given time, the capacity can be configured within the appraiser profile 

  • To enable this, simply turn on the setting “Do not use appraisers that have reached their maximum order capacity“  

To set vendor order capacity → go to vendor profile → edit vendor details → Scroll down to other information section → Set up an order capacity

Prevent assignment when appraiser reaches maximum offer capacity 

This option prevents appraisers from being added to the automatic assignment queue when their offer capacity is reached. Offer Capacity is the maximum number of orders that can be offered to any appraiser at any given time, the capacity can be configured within the appraiser profile 

  • To enable this, simply turn on the setting “Do not use appraisers that have reached their maximum offer capacity”  

To set vendor offer capacity → go to vendor profile → edit vendor details → Scroll down to other information section → Set up an offer capacity

Assign construction appraiser for construction orders 

When an order's transaction type is 'Construction,' appraiser selection would be restricted to only those appraisers that are marked as construction appraisers on their profile.

Assignment to vendors with a score over 100 

The vendor score is manually set on the vendor profile and can be based on any factor that is considered while assigning orders. Turn this on ONLY if you have set this score for enough vendors required for the assignment. Vendors with no vendor score set on the profile will be excluded from the assignment after this rule is turned ON. 

  • Turn on the option “Vendor score should be greater than or equal to [  ] (Max score of 100)” and specify a score 

To set vendor score → go to vendor profile → edit vendor details → Scroll down to other information section → Set up a vendor score

Assign all orders from a borrower to the same appraiser 

In ValueLink, you can ensure that all orders from a specific borrower is assigned to the same appraiser each time. This can be done by enabling the following setting: 

  • Assign additional orders for a borrower to the vendor assigned to prior orders for the borrower

Assignment to vendors based on late percentage 

Queue in appraisers for automatic assignment based on their late percentage, using this setting, you can setup a limit for late percentage. Any appraisers exceeding the limit will not be considered for automatic assignment. Once this setting in enabled, you can also select the threshold of orders the appraiser has completed in order to be included in the mentioned percentage 

  • Turn on the setting “Only select appraisers with late percentage less than [  ]” and specify a late percentage 
  • Once enabled, users will be able to add the threshold of completed orders.  
  • Enable the setting “Apply this rule only for appraisers with at least completed [ ] orders.“ and configure the number of orders.

Assignment to vendors based on decline rate 

Restriction for automatic assignment to the appraiser that have decline rate more than a certain range. The range can be specified using this setting. Once this setting in enabled, you can also select the threshold of orders the appraiser has completed in order to be included in the mentioned percentage. To restrict auto-assignment for appraisers with a high decline rate: 

  • Enable the setting “Only select appraisers with decline percentage less than [  ]“ and set a decline percentage 
  • Once enabled, users will be able to add the threshold of completed orders.  
  • Enable the setting “Apply this rule only for appraisers with at least completed [ ] orders.“ and configure the number of orders.

Assignment to vendors based on turn time 

Assign orders automatically to appraisers with a defined turn time. Once a limit is defined, appraisers with turn time over the specified limit will not be considered for automatic assignment. To configure automatic assignment per turn times: 

  • Turn on the setting “Only select appraisers with vendor turn time less than [  ]” and set a limit

Assignment to vendors based on CU score 

Assign orders automatically to appraisers with a defined average CU score. Once a limit is defined, appraisers with an average CU score over the specified limit will not be considered for automatic assignment. To configure automatic assignment per turn times: 

  • Turn on the setting “The average CU score for the appraisers should be less than [  ]” and specify a limit

Assignment to Appraisers Based on Qualifications 

Assign orders automatically to appraisers who meet specific qualifications. To configure this: 

  • Turn on the setting “Only use appraisers with following qualification(s) [  ]” and specify the qualifications required. 
  • From the drop-down select a qualification

Use Certified Appraiser for High-Value Loans 

Ensure that orders with higher loan amounts are assigned only to certified appraisers. Appraisers without certification will not be eligible for automatic assignment in these cases. 

To configure this: 
Turn on the setting “Use Certified Appraiser if loan amount is equal or greater than [  ]” and specify the loan amount threshold.

Certified Appraisers for Refinance Orders 

Restrict the assignment of refinance orders with high loan amounts to only certified appraisers. This ensures compliance with appraisal standards for refinance transactions. 

To configure this: 
Turn on the setting “Only use certified appraisers for Refinance orders if the Loan Amount is greater than or equal to $ [  ]” and specify the loan amount threshold.

Certified Appraisers for Purchase Orders with High Sales Price 

Automatically assign purchase orders with high sales prices to certified appraisers. Orders below the threshold will remain unaffected. 

To configure this: 
Turn on the setting “Only use certified appraisers for Purchase orders where Sales Price is greater than or equal to $ [  ]” and specify the sales price threshold.

Restrict Assignment for Expired E&O Insurance 

Prevent the assignment of orders to appraisers whose Errors and Omissions (E&O) Insurance is expired or missing. This rule helps maintain vendor compliance. 

To configure this: 
Turn on the setting “Restrict Appraiser Assignment with Expired E & O Insurance (or expiry date is not specified)”

Only Assign to Vendors with Verified ACH Details 

Limit assignments to vendors who have verified ACHWorks information on their profiles. This ensures that eligible vendors are prioritized for automatic assignment. 

To configure this: 
Turn on the setting “Only assign orders to vendors with eligible ACH work details”
